Listing Manager Pro - Creating CMA's

Find the comparables

Open Listing Manager Pro

1) Do a search:   

            "Clear" for new search, to clear previous search area

            Enter fields by selecting fields on the left & the value on the right

            Click "Search" and the new search properties will be displayed in the list format

 

2) Select the Properties you want to use:

 

            Place an "x" in the small boxes in front of each property that you want to use

            Click "Get Photos" on the left

            Click "OK"  (When all photos are downloaded a property will show up in the details mode)

            Click "Property List"

 

3) Remove the Properties that you don't want:

 

            On the menu go "Edit" then "Delete Un-marked Properties"

 

 

Create the CMA

 

4) Click "CMA" icon on the left. (This will launch the CMA Pro program)

5) Click "New CMA" on the left of the screen

NOTE: When entering fields to set-up your customer profile, use the "tab" key to move to the next field.

              DO NOT USE THE ENTER KEY

6) Select "Create New Client" and click "OK"

7) Enter client info, fill in the fields (using the tab key) and select "Other Info" to enter notes

     about the property, etc, click "OK"

8) Choose the next tab on the top of the page "Comps"

     Check to make sure the comps are correct and choose the next tab on top of the page "Price Adjust"

9) On the Price Adjust page, make any necessary changes to the subject property's price fields to get the price where it should be. After the price is correct, choose the next tab on top of the page, "Net Sheet"

10) Check your net sheet if you are going to use it. If not, choose the next tab on top of the page "Calendar"

11) Check the calendar and make necessary adjustments if you plan to use it. If not, choose the next tab at the top of the page "Print"

12) At the Print page, save the CMA. Go "File" then "Save As" enter a file name (use the property address or seller's name, then click "Save"

Note: It is not good to spaces in your file names, ever!
