The Right Price:
The most important item in your offer is the price you pay for your new
home. If you're working with a buyers agent, your agent will help
you determine what the property is worth. In many cases your agent will do
a CMA (competitive market analysis) to show you what other similar homes
in the area has sold for. If the seller has hired a professional agent,
the asking price may be right on target. In that case you
may not be able to purchase the home for less than the asking price. On
the other hand, if the CMA reveals that the asking price is high, you will
want to offer a lower price If you decide to view the home with the
listing agent, the agent is obligated to represent the seller and will try
to convince you that the property is worth what the seller is asking and
try to get you to offer the listed price. Earnest Money:
When you make your offer, you'll need to give your agent an earnest money
deposit. Although earnest money is not required in many states, it shows
the seller that you are serious about your decision to purchase their
home. The amount often used is 1% of the offered price. Earnest money is
credited towards your purchase, and is usually refundable in the event
that you; can not secure financing, the property fails inspection, the
seller is not able to perform according to the agreement. Closing
Process: Once your offer is accepted, the closing process
begins. Your agent will monitor the entire closing process and help you
keep your contractual obligations. In most cases there are approximately
70 people involved in the home purchase process. Your agent will keep in
touch with most of the people involved and make sure that everything is
accomplished in a timely manner. You will have to make sure that your
appraisal is ordered and that you complete your property inspection in the
allotted time. Finalizing
the Purchase: When it's time to close on your home,
the closing agent will notify you of the funds required to finalize your
home purchase. Some areas use attorneys while other use abstract or title
companies, in any case, the closing agent will finalize the paperwork and
insure that the real estate property is transferred in your name. There's

forward to your move. Making
Your Move: Before you make
