Finding the right home can be a
lot of fun, it can also be a difficult process. While some people are
fortunate to find a property that meets their needs the first time out
(sometimes the very first home they look at), others have to look at
several homes before they find the one that meets their needs. Finding the right home. Determine Your Needs: As a home buyer, you have to decide what you need in your new home. Take the time to write down what features your new home must have. Things like; formal rooms, bedrooms, covered parking, fenced yard, etc. Needs describe what you must have in your new home, things you can not live without. If you're going to purchase a new home you have to make sure you get your needs meet or you will not be happy regardless of how nice the property may be. Determine Your
Desires: Desires are different from needs. They may include
things like; an extra bedroom for guest, a formal dining area, a level lot
instead of one that has a slope, a garage instead of a carport, special
amenities, etc. The list can be long but you have to determine what
features you would like but can live without. Your Price Range:
As you know, the price you decide to pay for your new home will effect
many aspects of the property you purchase. The location, condition of the
property, amenities etc will all become a factor surrounding the final
price you'll pay. Once you combine your needs, desires and price range,
your REALTOR will let you know what properties are currently available for
you to see. Finding Listings: Once you have been pre-qualified and have a good idea of what you need and want in your new home, your agent can help you find the right home for you. Don't beat yourself up by trying to drive around town looking for homes for sale, your agent can provide you with a list that shows you all REALTOR listings in the areas you desire to live in. The list will also include important information like price, bedrooms, baths, square feet, etc. Here's a list of common sources for properties listings:
Viewing Homes: Once you or your REALTOR have picked out a few homes that should meet your needs, your agent will schedule the appointments. Do your best to schedule your appointments a day or so in advance, this will allow the property owners to get things in order for your short but important visit. Try to be focused while viewing homes. Use the property information sheet to take notes on each home that you see. After touring each home, write down your likes and dislikes. Develop a rating system which will help you narrow the field down to the house that's best for you. Keep only one or two homes in mind, you will only purchase one so keep the process simple by only remembering the homes that you would purchase. As a rule, you should only keep two homes in mind. After you view all the homes on the list determine which two you liked the best and decide between the two. If necessary, view the best two homes again, to help you make your final decision. Finding the right home is important. Remember to
communicate with your real estate agent daily to find out if there are any
new listings available. Once you find a home that you like and meets your
needs, make the seller an offer before someone else does. |
