Marketing your property starts as soon as you
sign the listing contract. Be prepared for buyers to want to view
your home immediately. Marketing The
Yard Sign: One of the first things your
agent will do is put their #1 sales tool to work, the yard sign.
The sign in the front will attract many buyers to your home. Each
buyer that calls on the sign will need to be pre-qualified by your
agent. Many agents will actually pre-qualify the buyers prior to
showing them your home to insure you have a buyer that's ready to
purchase. The
Multiple Listing Service:
Usually the second thing your agent will do is list your property details
in the MLS. Once the information is entered all of the agents and
brokers that are members of that service will have immediate access to your
property information. What does all that mean to you? Many
agents are working with buyers that are already pre-qualified and looking
for the right home. If your home is properly priced, any agent in
your area may bring a buyer to view your home, and you could receive an offer
within a few days. Advertising: Statistics
show that classified advertising gives little direct results. What
advertising does is cause people to contact a real estate agent or broker
to get started with their buying process. Therefore when any
property is advertised, a buyer will usually ask about other homes that
may meet their need, and often will view your home and purchase it.
If a home is properly priced it will usually sell regardless of
advertising. Showings: Many
REALTOR boards have over 1,000 members, resulting in multiple
property showings conducted by other real estate firms. Your REALTOR®
will insure that showings will be scheduled according to your desires. Offers: Hopefully
showings will bring you the offers that you need to get. That's
when your top producing agent will go to work representing you. Most
offers that are written on your home will be written by a buyer's agents,
representing the buyer. Your agent will explain the details of the
offer and help you prepare a counter offer if necessary. Marketing your home can take a lot out of you.
Have your agent show you the average marking time for comparable sales so
you will know how much marketing time to expect. Remember, when a
home is in better condition and/or priced lower than the competition, the
marketing time is usually shorter. |
